Reservation Deposit and Cancellation Policy:
All nightly rates are subject to 11% Government tax and 10% service charges. As of July 1, 2013, the Government tax shall be 12%.
Rates are subject to change without notice. Children under 12 stay free. Extra person charge $65 per person per night, available in 1, 2 and 4 bedroom suites.
To reserve a suite, we require a deposit equivalent to the rate being charged for three (3) night’s accommodations. Final payment will be automatically charged to the credit card that is provided for the reservation deposit.
There is a 5 night minimum stay requirement during Holiday Season. In addition, during
President’s Holiday (Feb 15-22) and Spring break (March 15-April 1); a 5 night minimum stay applies to all 2 bedroom suites, 4 bedroom penthouse and luxury one bedroom ocean front suites.
For Holiday Season (Dec. 21, 2012 – Jan. 5, 2013) reservations, full payment must be received in full 30 days prior to arrival. No refunds will be given for cancellations made less than 30 days prior to arrival. Holiday season reservations are non-transferable.
For January 6-April 6 reservations, full payment must be received in full 21 days prior to arrival. No refunds will be given for cancellations made less than 21 days prior to arrival. For April 7-December 19 reservations, full payment must be received in full 14 days prior to arrival. No refunds will be given for cancellations made less than 14 days prior to arrival.
For all cancellations made outside of the reservation cancellation period, a full refund will be issued less a credit card fee equal to 5% of the transaction value.
Early departures do not receive a refund of unused stay. No shows will be subjected to a 100% penalty fee based on the value of the full stay.
Please note that we recommend the purchase of cancellation insurance especially for peak season. The cancellation policy is applicable to extreme adverse weather conditions and airline related cancellations.
Hurricane Policy: If the airlines cancel arrivals, guests may cancel without penalty; however, if the plane flies, guests may rebook a non-cancellable reservation within the same rate period without penalty.
If a hurricane is in the Caribbean basin but not threatening the destination, contractual cancellation policies remain in effect.
Guests may depart early without penalty if the hurricane is threatening the destination and or if the airlines are cancelling future flights.
Guests departing early will be charged a penalty if there is no threat and the air carriers are continuing service.
